WHY GET AN INSPECTION?

FOR BUYERS

A home inspection report provides better negotiating power and the ability to identify costly repairs. Our licensed inspectors follow a comprehensive checklist to identify potential safety hazards and offer a maintenance plan to avoid future problems, ensuring the safety of your family. With our professional assessment of a home’s major components and systems, you can avoid unplanned repairs and budget for necessary repairs accordingly.

BEFORE AN OFFER

Before submitting an offer, have one of our licensed home inspectors attend a showing appointment with you and your agent for a visual inspection of the home to help find the most common, high-dollar repair items. Save yourself from making large deposits on a home that has more repairs than they were anticipating.

FOR SELLERS

A home inspection report can help you make better decisions on improvements needed prior to listing, and providing a copy to prospective buyers can help attract serious buyers and deter those without a genuine interest. By providing a report from a professional inspector upfront, it can reduce or eliminate post-inspection negotiations, which are common and can add serious delays to the schedule.

WHAT WE INSPECT

VISUAL ASSESSMENT

Our detailed home inspection includes an assessment of the current condition of a home’s major components and systems, identifying potential repairs and safety hazards. The inspection covers items such as the roof, foundation, plumbing, electrical systems, HVAC, appliances, and overall structure of the property.

TECHNOLOGY

We leverage advanced technology such as drones, infrared cameras, and electrical meters to gain access to information that would be difficult or impossible with traditional methods, allowing us to identify potential issues or hazards that may otherwise go unnoticed. Infrared cameras can detect moisture and heat loss, while electrical meters can help identify any electrical issues, and drones enable us to assess the condition of a roof and other difficult-to-reach areas.

FREQUENTLY ASKED QUESTIONS

Get answers to the questions you might be asking about our home inspections.

    What's included in an inspection?

All of our comprehensive home inspections include a set of items as defined by the North Carolina Home Inspector Licensure Board.  You can find the full details in the North Carolina Standards of Practice.  The things that mostly differentiate our inspections from other providers include the leading-edge technology we use during the inspections such as drones and infrared, our comprehensive approach to coordinating all the different inspection services you may need, and our follow-up care such as the return visits to validate items from the report that were fixed.

Do I have to be present for the inspection?

You don’t have to be there, but we do recommend that you and your agent plan to be there for at least the last 30 minutes of the inspection where we will go over any major issues discovered. If you’re not able to be there, then that’s okay, as our inspection report is quite comprehensive and will include photographs and descriptions. Your inspector would be happy to provide a report review where we will answer any questions you may have about our findings. If you are buying or selling a home listed by a realtor, then we’ll schedule an appointment in Showing Time to gain access to the home and let the seller know when the appointment is scheduled for. Of course, if you need a New Construction Warranty Inspection or an Annual Home Health Check-up, then we’ll need to make arrangements for entry to the home at the beginning of your appointment.

How long is a home inspection?

Our full inspections (comprehensive and annual home health check-ups) usually take between 2 and 3 hours depending on the size of your home.

If you recommend a repair, how do I know if the contractor fixed it correctly?

After each of our inspections, we recommend you schedule a Repair Validation, which is a return visit where we’ll check on the work performed by your contractor to make sure that the repair was completed properly. If you select a package of services, the cost is greatly reduced or free which is part of our commitment to provide the very best customer service in the area!

Why do you use infrared during your inspections?

Infrared is a great tool that can help us see anomalies in the temperature of surfaces around the house that could indicate we need to investigate further.  Leveraging infrared, and then following up with an additional investigation, we have found many active water leaks, electrical connectivity issues, and issues with missing insulation after further investigating which could not have been discovered by a visual inspection without this technology. That’s why we bring it wherever we go!
